3 Corners Dig In Sunday

Yesterday the LPHOA attorney received a letter from Mr. Pacula’s attorney requesting we not perform any landscaping activity on his corner.  As unfortunate as this is, until this suit is settled, the board would not want to do anything further to upset this neighbor.  I have included the letter to be posted on our website for your review.   What I think this action does say is that the homeowners association MUST pursue this legal action until some definitive decision is made.  If we are unable to maintain the four corners to a standard we have come to expect; the first impression of our community and reflection of the basic value of our property, then we can assume that the consistent and long standing resale value of our homes could be compromised.   So come out tomorrow, even for a few minutes and let’s plant flowers on 3 corners.

Community Project Work Day

Our Project “Dig In” Work Day was a big success. Many thanks to all the neighbors who shared in this beautification project by giving of their time and passion for landscaping/gardening. Please enjoy the pictures and stop by to see the hard work that went in to 3 corners.

Deed Restrictions Versus Non-Deed Restrictions

Cost comparisons for neighborhoods with and without deed restrictions for sales over the last 6 months- taken from Deed Restricted Neighborhoods VS Non-Deed Restricted Neighborhoods the average sales price per square foot:

____________________________________________________

Deed restricted:

Lake Park Estates                             112.06 per square foot

Yacht Club Estates                           95.25 per square foot

Del Prado                                            125.32 per square foot

Imperial Point                                    101.91 per square foot

Non-Deed restricted:

Whispering Pines                             91.63 per square foot

Somerset Lakes                                87.58 per square foot

Seminole Grove Estates               111.14 per square foot

_____________________________________________________

The average sales price per square foot on a Deed Restricted Neighborhood is $108.64, Verses an average of $96.78 in a Non-Deed Restricted Neighborhood when comparing similar style single family homes.

What does this mean?

Based on an average home of 2,000 square feet, this translates into almost $12 more per square foot, more for a home in a deed restricted community  or $23,720 more than a home in a Non -Deed Restricted Community.

What does this mean to the homeowners of Lake Park Estates?  A compelling case to maintaining deed restrictions and enhance the value of our homes.
